Annoying squeak

Very annoying problem! Every time I want to open or close the driver's door, the window movement on the rubber gasket makes a metallic squeak. It makes it both when it rolls up and down. I can't figure whether it comes from the rubber on the door or the rubber on the upper side of the car.
I've tried cleaning the inside of the rubber with a towel and hot water and even using a spray, but no success. The sound disappears for a few days, but when it dries up it starts squeaking again.
What's the problem and what should I do?

Yes, something like that. A special thing for rubber sealings.
